First define what is to be delivered
‘Hall installation’ is too broad for reliable offer comparisons. For Panel Montage, the main scope is sandwich panels on a prepared structure, related flashings and agreed seals. The load-bearing structure, design, material supply and building services need separate allocation. The investor should know who is responsible for each before setting mobilisation dates.
In the Netherlands, documentation must address the relevant Besluit bouwwerken leefomgeving (Bbl) requirements, taking account of work type and transitional rules. Simply citing the former Bouwbesluit 2012 in a new enquiry is insufficient. IPLO distinguishes new construction, alterations and building use. IPLO — current Bbl requirements in the Netherlands.
A package to start coordination
Kingspan’s instructions link installation preparation to panel layout, fixings, details and material specifications. They also call for checking the structure against documentation. This starts a discussion about the specific system; a catalogue detail does not resolve every site clash. Kingspan — sandwich panel installation instructions.
- Provide plans, elevations and sections with the current revision number.
- Separate external walls, internal walls, roof and ceiling areas.
- Mark openings, industrial doors, service penetrations and sections requiring bespoke flashings.
- State structural readiness dates and the person approving deviations.
- Agree who provides unloading, access platforms, panel handling equipment and storage space.
Build the programme around available work areas
Sector-based planning is more practical than a single completion date for the whole envelope. Record four conditions for each sector: ready structure, available materials, safe access and agreed details. More installers cannot speed up work when one condition is missing. Include flashings, defect resolution and document handover in the programme rather than treating them as tasks after installation.
Managing agreements during installation
Use one construction query register. Each entry should identify the location, drawing, issue, decision-maker and response deadline. A change to an opening or flashing needs more than a photograph: agree its scope and programme impact. A short daily report can cover the completed sector, obstacles and next-day tasks. We agree report frequency and format with the general contractor.
At handover, distinguish confirmation of Panel Montage’s completed work from acceptance of the entire project. Snagging lists need locations, owners and closure evidence. Agree in advance who provides product documents, approves design solutions and gathers photographs of concealed work. Handover then continues the inspections performed during installation.
An example sector handover sheet
For a sector marked on the drawing, record the planned start, confirmation of structural readiness, available pack numbers and open queries. Add the person authorised to permit work. The sheet need not be an elaborate IT system; using the same version matters more. If a delivery moves, the affected programme section is immediately clear. Discussions about acceleration then address actual constraints and available work areas rather than only the desired final date.
